The difficult part comes next: how do you know which quotation is actually better?&nbsp;<\/p>\n\n\n\n<p>The lowest quote is not necessarily the cheapest option. One contractor may have included better-quality materials, more work or a more complete scope, while another may have kept the initial price low by excluding several items.<\/p>\n\n\n\n<p>So, instead of comparing only the final amount, compare the scope, materials, specifications, exclusions, payment terms and contractor responsibilities before deciding which quotation offers better value.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Don&#8217;t Compare the Total Amount First<\/h2>\n\n\n\n<p>The first thing most people do is look at the last line of the quotation.<\/p>\n\n\n\n<p>Suppose one contractor quotes \u20b948 lakh and another quotes \u20b954 lakh. It is tempting to assume that the first contractor is \u20b96 lakh cheaper. But that conclusion may be wrong if the two quotations do not cover the same work.<\/p>\n\n\n\n<p>Before deciding which quote is cheaper, go through both quotations carefully. Start by checking whether the scope of work is the same. Then look at the materials, brands and specifications being offered, followed by what is included or excluded from each quote. After that, compare the price, payment schedule, construction timeline and the responsibilities of the contractor.<\/p>\n\n\n\n<p>Once you have checked these details, the price difference starts to make much more sense. A higher quotation may include better materials or additional work, while a lower quotation may leave some items out or provide for a lower specification.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Compare the Scope of Work<\/h2>\n\n\n\n<p>Before comparing prices, check whether both contractors have quoted for the same scope of construction.<\/p>\n\n\n\n<p>For an independent house, the scope may include civil and RCC work, masonry, plastering, flooring, electrical work, plumbing, painting, doors, windows, sanitaryware and external works. But one contractor may include all of these while another may leave some items outside the quotation.<\/p>\n\n\n\n<p>Look at the quotation line by line and ask:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Is foundation work included?<\/li>\n\n\n\n<li>Are RCC columns, beams and slabs included?<\/li>\n\n\n\n<li>Is brick or block masonry included?<\/li>\n\n\n\n<li>Does plastering include both internal and external surfaces?<\/li>\n\n\n\n<li>Are flooring and wall tiles included?<\/li>\n\n\n\n<li>Is electrical wiring included, and up to what point?<\/li>\n\n\n\n<li>Are switches, DBs and other accessories included?<\/li>\n\n\n\n<li>Is plumbing included?<\/li>\n\n\n\n<li>Are sanitaryware and bathroom fittings included?<\/li>\n\n\n\n<li>Are doors and windows included?<\/li>\n\n\n\n<li>Is painting included?<\/li>\n\n\n\n<li>What external works are included?<\/li>\n<\/ul>\n\n\n\n<p>A quotation that simply says <strong>\u201c<\/strong>complete house construction<strong>\u201d<\/strong> without explaining what that means is difficult to compare.<\/p>\n\n\n\n<p>If both contractors have priced against the same drawings, BOQ or detailed scope of work, the comparison becomes much more meaningful. The important thing is that they are pricing the same work, not merely using similar words.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Compare Materials, Brands and Specifications<\/h2>\n\n\n\n<p>For most independent house projects in India, this is one of the most important parts of the comparison.<\/p>\n\n\n\n<p>Two contractors may quote a similar per-square-foot rate but offer very different materials and specifications.<\/p>\n\n\n\n<p>For example, one quotation may simply say: Flooring included or flooring with tiles.<\/p>\n\n\n\n<p>The other quotation may mention the exact brand name, tile size, price range and other specifications, such as the application chemicals to be used.<\/p>\n\n\n\n<p>Unless you find out what tile is being offered, which brand, what size, what price range and what specifications, you may not be able to make the right decision.<\/p>\n\n\n\n<p>The same approach should be used for cement, steel, electrical wiring, plumbing pipes, sanitaryware, bathroom fittings, paint, doors and windows.<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Item<\/strong><\/td><td><strong>What to Compare<\/strong><\/td><\/tr><tr><td>Cement<\/td><td>Brand, grade and applicable specification<\/td><\/tr><tr><td>Reinforcement steel<\/td><td>Grade, manufacturer and specification<\/td><\/tr><tr><td>Floor tiles<\/td><td>Brand, type, size and price range<\/td><\/tr><tr><td>Electrical wiring<\/td><td>Brand, wire type and appropriate rating<\/td><\/tr><tr><td>Plumbing pipes<\/td><td>Brand, material and pressure\/application rating<\/td><\/tr><tr><td>Sanitaryware<\/td><td>Brand and product range<\/td><\/tr><tr><td>Bathroom fittings<\/td><td>Brand and product range<\/td><\/tr><tr><td>Paint<\/td><td>Brand, product\/system and number of coats<\/td><\/tr><tr><td>Doors<\/td><td>Material, thickness, finish and hardware<\/td><\/tr><tr><td>Windows<\/td><td>Aluminium\/uPVC profile, glazing and hardware<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>You do not necessarily need the most expensive brand for every item. What matters is that the specification is clear and both contractors are quoting on a comparable basis.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Check What Is Included and Excluded in the Scope<\/h2>\n\n\n\n<p>A low construction quotation often looks attractive because some items have simply not been included.<\/p>\n\n\n\n<p>Exclusions are not necessarily a problem. The problem is discovering them only after construction has started.<\/p>\n\n\n\n<p>For example, a contractor may say that electrical work is included. But does that include wiring, conduits, switches, distribution boards, earthing, AC points and other accessories?<\/p>\n\n\n\n<p>Similarly, \u201cbathroom work included\u201d does not tell you whether sanitaryware and faucets are included, or which brands and price ranges are being considered.<\/p>\n\n\n\n<p>It is better to put the two quotations side by side and check what is included in each one.<\/p>\n\n\n\n<p><strong>For example:<\/strong><\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Item<\/strong><\/td><td><strong>Contractor A<\/strong><\/td><td><strong>Contractor B<\/strong><\/td><\/tr><tr><td>Exterior elevation<\/td><td>Included<\/td><td>Excluded<\/td><\/tr><tr><td>Electrical wiring<\/td><td>Included<\/td><td>Included<\/td><\/tr><tr><td>Switches<\/td><td>Included<\/td><td>Excluded<\/td><\/tr><tr><td>Distribution board<\/td><td>Included<\/td><td>Included<\/td><\/tr><tr><td>AC points<\/td><td>Excluded<\/td><td>Included<\/td><\/tr><tr><td>Sanitaryware<\/td><td>Included<\/td><td>Included<\/td><\/tr><tr><td>Bathroom faucets<\/td><td>Basic range<\/td><td>Standard range<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>The objective is not to make every quotation identical. It is to identify where they are different.<\/p>\n\n\n\n<p>Once those differences are visible, you can decide whether the cheaper quotation is genuinely cheaper.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Be Careful With Per-Square-Foot Rates Without Details<\/h2>\n\n\n\n<p>Per-square-foot construction rates are common when discussing independent houses, but this can create a false sense of simplicity.<\/p>\n\n\n\n<p>A contractor might quote \u20b92,200 per sq ft while another quotes \u20b92,450 per sq ft. At first glance, that \u20b9250 difference looks significant.<\/p>\n\n\n\n<p>But a rate per sq ft is useful only when the scope and specifications behind the rate are comparable.<\/p>\n\n\n\n<p>For example, if the first rate excludes certain external works, uses a lower material allowance for flooring and provides a different specification for doors and windows, it cannot be directly compared with the second rate.<\/p>\n\n\n\n<p>So it is important to ask the contractor what exactly is included in the per-square-foot rate.<\/p>\n\n\n\n<p>That one question can prevent a lot of confusion later.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Compare the Payment Terms and Schedule<\/h2>\n\n\n\n<p>The total contract value is only one part of the commercial arrangement. Similarly, a quotation that requires a large amount to be paid before substantial work is completed deserves closer attention.<\/p>\n\n\n\n<p>The payment schedule should broadly correspond to actual progress on site.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Compare the Construction Timeline<\/h2>\n\n\n\n<p>Don&#8217;t overlook the completion period.<\/p>\n\n\n\n<p>A contractor quoting \u20b950 lakh with an expected duration of 10 months is not offering the same proposition as someone quoting \u20b948 lakh but requiring 15 months.<\/p>\n\n\n\n<p>Ask how long the contractor expects the project to take and what circumstances may affect the timeline.<\/p>\n\n\n\n<p>The construction agreement should eventually record the agreed completion period and how changes, delays and extensions will be handled. These points should eventually be reflected in the <a href=\"https:\/\/www.houseyog.com\/blog\/construction-contractor-agreement-india-template\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"construction agreement\">construction agreement<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Understand How Additional Work Will Be Charged<\/h2>\n\n\n\n<p>House construction rarely goes exactly according to the original plan. The purpose is simply to bring the differences into the open.<\/p>\n\n\n\n<p>Quite often, once you do this, the reason for a \u20b95\u20136 lakh difference becomes obvious.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Is the Lowest Construction Quote Always the Best?<\/h2>\n\n\n\n<p>No. The lowest construction quote is not necessarily the best value. A better quotation is one that offers a clearly defined scope, suitable materials and specifications, reasonable payment terms and a contractor who can realistically deliver the work.<\/p>\n\n\n\n<p>At the same time, don&#8217;t assume that the most expensive quotation is automatically the safest choice.<\/p>\n\n\n\n<p>Price is one part of the decision. Clarity is equally important.<\/p>\n\n\n\n<p>A contractor who clearly states what is included, what is excluded, which materials will be used, how variations will be handled and when payments are due is giving you much more useful information than someone who simply writes a low lump-sum figure.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What to Check Before Selecting a Contractor<\/h2>\n\n\n\n<p>Before you make the final decision, make sure you can answer these questions for both quotations:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Are both contractors quoting for the same scope?<\/li>\n\n\n\n<li>Are the material brands, grades and specifications comparable?<\/li>\n\n\n\n<li>Are the major inclusions and exclusions clearly stated?<\/li>\n\n\n\n<li>Is the per-square-foot rate based on the same built-up area?\u00a0<\/li>\n\n\n\n<li>Is the payment schedule reasonable?<\/li>\n\n\n\n<li>Is the construction timeline realistic?<\/li>\n\n\n\n<li>Are additional works and variations clearly handled?<\/li>\n\n\n\n<li>Who will supervise the site?<\/li>\n\n\n\n<li>What responsibility does the contractor take for labour, tools and scaffolding?<\/li>\n\n\n\n<li>Will the final agreement record the agreed scope and specifications?<\/li>\n<\/ul>\n\n\n\n<p>If you cannot answer these questions, the two quotations are probably not ready to be compared.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Final Thoughts<\/h2>\n\n\n\n<p>Comparing construction quotes is not about finding the smallest number on the page. It is about understanding what you are getting for that number.<\/p>\n\n\n\n<p>For your house, start by making sure the scope, materials and specifications are comparable. Then look closely at exclusions, payment terms, timeline and contractor responsibilities.
